Auditoría y rehabilitación energética de un inmueble situado en Riveira para su conversión en un edificio de consumo casi nulo: Calle Diego Delicado nº 3, Riveira (A Coruña)

Abstract

[Resumen] En el presente Trabajo de Fin de Grado se realiza la auditoria y rehabilitación energética de un inmueble situado en Riveira, concretamente en la Calle Diego Delicado nº3, con año de construcción 1965, para su conversión en un edificio de consumo casi nulo, constituido por un total de cuatro plantas; donde se implantará uso residencial vivienda en las plantas superiores y pública concurrencia en planta baja. El objetivo del proyecto es evaluar la eficiencia energética del inmueble y realizar el estudio y definición de las medidas de mejora energética tanto activas como pasivas implantadas, tras las cuales se consigue una edificación de consumo casi nulo. En primer lugar, se describe el estado actual de la vivienda, realizando un estudio patológico sobre la misma y definiendo todos sus elementos, tanto estructurales como no estructurales. Por último se realizará la certificación energética en su estado actual. En segundo lugar, se describen las medidas de mejora implantadas en el inmueble, centrándose en la envolvente térmica, la eficiencia de las instalaciones y la implantación de energías renovables (dos paneles fotovoltaicos y un aerogenerador), y su certificación energética final. Por último, se efectuará una comparación entre ambos casos y se realiza un estudio de viabilidad económica de las medidas de mejora energética implantadas, donde se indica el periodo de retorno de la inversión. [Abstract] In the present End of Degree Project the energy audit and rehabilitation of a building located in Riveira, specifically in Calle Diego Delicado, nº3, with year of construction 1965, is carried out, for conversion into a building of almost zero consumption, constituted by a total of four plants; where residential use will be implemented housing in the upper floors and public concurrence in the ground floor. The objective of the project is to evaluate the energy efficiency of the property and carry out the study and definition of the energy improvement measures, both active and passive implemented, after which a nearly zero consumption building is achieved. First, the current state of the home is described, carrying out a pathological study on it and defining all its elements, both structural and non-structural. Finally, the energy certification will be carried out in its current state. Second, the improvement measures implemented in the building are described, focusing on the thermal envelope, the efficiency of the facilities and the implementation of renewable energies (two photovoltaic panels and a wind turbine), and its final energy certification. Finally, a comparison between both cases will be made and an economic viability study of the implemented energy improvement measures will be carried out, indicating the return period of the investment.
