Abstract
[Resumen]: Como estudiante del programa de Simultaneidad de Grados en Ciencias Empresariales y en Arquitectura Técnica, he tenido que realizar dos trabajos de
final de grado, uno en cada escuela/ facultad, procurando que ambos estuviesen
relacionados, pues para ello decidí formarme en ambas disciplinas. Además,
siendo uno de los sucesores de una empresa familiar dedicada al sector hotelero
que ha decidido invertir en la ampliación de un nuevo proyecto hotelero, planteo:
- Elaborar un plan financiero de un proyecto hotelero en su fase inicial y sus
posteriores ampliaciones (Grado en Ciencias Empresariales).
- Modificar el proyecto hotelero inicial en busca de atraer nuevos clientes
(Grado en Arquitectura Técnica).
De esta manera, en el siguiente Proyecto de Fin de Grado se elaboran los
documentos necesarios para llevar a cabo una reforma parcial de un edificio de
uso hotelero de categoría pensión** para destinarlo a actividades que
complementen dicho uso. Las plantas del edificio objeto de reforma son la que
se encuentran en estado de obra, y en las que no se puso en funcionamiento el
establecimiento hotelero.
Por tanto, en la planta sótano, se proyectó un área para servir desayunos en
modo buffet y una nueva lavandería. En la planta tercera, se optó por realizar
dos pequeños apartamentos con cocina, salón-comedor, baño y dormitorio. Y,
finalmente, en la planta bajo cubierta, se proyectó una pequeña zona de spa.
Todas estar áreas pretenden adaptarse a la demanda de los clientes y, de
esta forma, aumentar el nivel de ocupación durante los meses de invierno.
Los documentos necesarios vienen recogidos en el Código Técnico de la
Edificación, en su Anejo I, contenido del proyecto.
[Abstract]: As a student of the Simultaneous Degree Programme in Business Sciences and Technical Architecture, I have had to carry out two final degree projects, one in each school/faculty, trying to ensure that both were related, as I decided to train in both disciplines. In addition, being one of the successors of a family business dedicated to the hotel sector that has decided to invest in the expansion of a new hotel project, I propose: - Drawing up a financial plan for a hotel project in its initial phase and its subsequent extensions (Bachelor's Degree in Business Studies). - Modifying the initial hotel project in order to attract new clients (Degree in Technical Architecture). In this way, in the following Final Degree Project, the necessary documents are drawn up to carry out a partial reform of a building for hotel use in the pension** category in order to use it for activities that complement this use. The floors of the building to be refurbished are those that are still under construction and in which the hotel establishment has not been put into operation. Therefore, in the basement, a buffet breakfast area and a new laundry were planned. On the third floor, two small flats with kitchen, living-dining room, bathroom and bedroom were chosen. And, finally, a small spa area was planned for the ground floor. All these areas are intended to adapt to customer demand and, in this way, increase the level of occupancy during the winter months. The necessary documents are included in the Technical Building Code, in its Annex I, the contents of the project.
